Stamp Duty Rates for Property Transactions

Effective 1 January 2025, a minimum duty of RM10 is imposed on dutiable instruments below RM10, except for cheques and contract notes.

Stamp duty rates for the transfer of properties are based on the value of the transaction and the nature of the instrument. Below are the details:


1. Properties (Excluding Shares, Stock, or Marketable Securities)

1.1. For Malaysian Citizens and Permanent Residents (Excluding Foreign Companies, Non-Citizens, and Non-Permanent Residents)

The purpose of this calculator is to help you to understand the cost of the above you need to pay upon buying or selling a property.

Stamp Duty & Legal Fees For Purchasing A Property 2019

Stamp duty Fee 1% : For First RM100,000.

Stamp duty Fee 2% : RM100,001 To RM500,000.

Stamp duty Fee 3% : RM500,001 and RM1,000,000.

Stamp duty Fee 4% : RM1,000,001 and above


1.2. For Foreign Companies, Non-Citizens, and Non-Permanent Residents

A flat rate of RM4 per RM100 or part thereof applies to all property transactions.


Loan Agreement Stamp Duty - 0.5% of any loan amounts


Legal fees formula for sales & purchase agreement and loan agreement

Remuneration Order 2005, or “SRO”, as it is commonly known. Legal fees for a sale and purchase agreement (“SPA”), including registration of transfer (for a property with title) or assignment (for a property without title) and preparation of security/loan documents, are provided under the First and Third Schedules of the SRO.

- For the first RM500,000 - 1.0% (subject to a minimum fee of RM500)

- For the next RM500,000 - 0.8%

- For the next RM2,000,000 - 0.7%

- For the next RM2,000,000 - 0.6%

- For the next RM2,500,000 - 0.5%

Where the consideration or adjudicated value is in excess of RM7,500,000 — Negotiable on the excess (but shall not exceed 0.5% of such excess)

iv) Stamp duty for the loan agreement, and

v) the total amount of all the above
